private parking & lock up is an excellent facility a good breakfast clean room we stayed in the annex which enables you to go in & out entirely as you please
foreign waiters at breakfast ........ they were very polite & well meaning became a bit like faulty towers (not our quote !) as they didn't fully understand requests / choices made could make more of the rooms - this is a lovely Georgian building

Low-budget hotel in a very quiet area just off the canal, center and the centre of town. Peaceful location with parking on-site. Caring staff; easy check in. Breakfast for beans or mushrooms.

The location was great and it was very easy to walk into central edinburgh but also catch up with friends locally. Also the staff were helpful and friendly.
The breakfast as we were looking forward to a decent scottish breakfast and it was a bit disappointing. the staff were a bit too eager and were constantly asking if we wanted toast, but weren't aware that someone had asked one minute earlier. As it was a great weekend weather wise and as scotland is not used to heat like that our room was too hot from pipes under the floorboards.

Awesome location and friendly vibes!
Just spent 3 nights here with friends and loved the vibe! The location is super convenient, just a quick walk to the bus stops. Their breakfast was fresh and tasty, and the live music at night was a pleasant surprise. Just wish our room had a bit more light, it was kinda dark. But overall, a charming place!

The staff were friendly and helpful.
The room wasn't ready when we arrived. Staff did their best in terms of service but didn't seem to have been trained to the accepted level. For instance, at breakfast, we were forgotten about at breakfast and, when the order was finally taken, the cooked food was brought before we had finished our cerials.
