private parking & lock up is an excellent facility a good breakfast clean room we stayed in the annex which enables you to go in & out entirely as you please
foreign waiters at breakfast ........ they were very polite & well meaning became a bit like faulty towers (not our quote !) as they didn't fully understand requests / choices made could make more of the rooms - this is a lovely Georgian building

The location was great and it was very easy to walk into central edinburgh but also catch up with friends locally. Also the staff were helpful and friendly.
The breakfast as we were looking forward to a decent scottish breakfast and it was a bit disappointing. the staff were a bit too eager and were constantly asking if we wanted toast, but weren't aware that someone had asked one minute earlier. As it was a great weekend weather wise and as scotland is not used to heat like that our room was too hot from pipes under the floorboards.

I liked that our bedroom was nice and spacious. I liked the way the heating was on when we came home, because it was cold two of the nights. I liked that we stayed in our own part of the guest house, have us lots of privacy. The fact that you topped up our milk was lovely.
When we arrived at 9am we were unable to check in. I was informed over the phone that we would be able to check in early. This put a huge dampner on the start of our holiday as we had to walk around for 3 hours in the rain, having been up all night from flying over. The lights in the bathroom occasionally didnt work. I didnt like the room was very old fashioned. I think it could be modernised. The service for breakfast was quiet slow considering the small number of people there. Didnt like that there was a lack of choice. I think the staff should be more familar with the area around the guest, know more information about the bus service and the general Edinburgh area.

The location is marvelous, just a short walk to the bus stop for sightseeing hop-on-hop-off buses. the historical Canal connecting Edinburgh to Glasgow is nearby. - the West End district is definitely worth your attention. - the double room is en suite and has a clean bathroom.
